The site is in an important visual location on the western edge of the city centre and marks the beginning of St Benedicts Street.
The site has historically marked the entrance into the city where Barn Road intersects with St Benedicts Street. Immediately to the north is a range of commercial retail units with its associated car park.
The surrounding area is characterised by a series of mixed uses including retail units to the north and west of the site beyond the dual carriage Barn Road. To the east and south are flats with some commercial businesses occupying the ground floor.
